Sell your home yourself and save thousands of dollars.  Real estate agents  take around 6% of the selling price of your home!  For example, if your home is worth $150,000, you would pay your agent $9,000!  Usually 3% goes to the seller's agent and 3% goes to the buyer's agent.

Home Selling Do's & Don'ts

You can’t sell a house the way you live in it. You must clean up and clear out if you want to sell it quick! First you must get a fresh perspective. Walk into your home and pretend it’s not yours. Look around for clutter, stains, dirty walls, anything that is detracting from the room. Do this for each room in your home.  Set your own personal tastes aside and be open minded about your home.  The next step is to remove items that are detracting from your home.
DO 
Remove clutter – remove stacks of magazines, books, bills, toys, and anything else that is detracting from your home.  
 
Remove personal items in your home including your bedroom, ie heating pad, funny pillows, lingerie on the back of the door, etc.   Don’t take down your family photos, but do take down anything that could be offensive to other people.
 
Remove big furniture in small rooms to make the room appear bigger.  Rent a storage unit to put all of the furniture, don't put it in your garage, home buyers will want to see that too.  You will be rewarded in the end by an offer.
 
Maintain your home, don’t let grass get to long, vacuum constantly and dust frequently so you will be ready for an impromptu showing.
 
Add plants to add color to your home.  It will bring life to your home.
 
Clean your windows! You can’t see the view if the windows are dirty!
DON'T 
Don’t paint your rooms too dark or too bright! Paint is just paint and buyers could repaint any room, but some buyers just can’t get past too dark or too bright of colors in rooms, so just neutralize your home. Egg shell, soft colors work well.
 
Leave your dogs loose at home for showings.  Find another place for your dog for open houses and for showings. A barking dog at your feet will definitely detract from your home. See if a neighbor can watch him or put him in a kennel in the garage.
 
Don't have too many people in your home when showing.  It's a good idea that only one person or a couple should be at home. It can be uncomfortable for home buyers to walk into a house and find a family reunion going on. 
These ideas will help you sell your house quicker and maybe even for a better price.
Don't be negative!  Feel good and positive about your home.  It will sell.  It only takes one person to want it!
